LVIn short
It depends on who will rent the home, not on the unit type itself. In areas with strong tourist and professional demand, studios and one-bedrooms perform well even at a higher price per square foot, because income comes from nights and turnover. In residential communities the tenants are families and the two-bedroom works better. Price per square foot is a tool for comparing similar homes in the same area, not different unit types.
Studio or two-bedroom? It is the first question for anyone buying an apartment in Dubai to rent out. And the most common answer, namely checking which unit type costs least per square foot, is the one that most often leads people astray. The right unit is not decided by the price per square foot: it is decided by who will rent the home. An area whose demand comes from tourists and professionals on assignment lives on short stays and turnover; a community with schools and parks lives on families who stay for years. Two different businesses, and they want different products.
What each size costs: median prices from the registry
The figures below come from off-plan sales registered with the Dubai Land Department between July and early October 2026: the real prices of projects currently selling from developers, apartments only, land excluded, medians by unit type. Not the resale market: the entry price of today's launch buyer. The median is the central value, half the deeds sit above and half below, so outliers do not move it. Technical note: off-plan registers typically once 20-24% is paid, so it photographs launches from 1-3 months ago.
| District | Studio | 1-bed | 2-bed |
|---|---|---|---|
| Dubai South | AED 655,000 (≈ $178,000) | AED 1,200,000 (≈ $327,000) | AED 1,885,000 (≈ $514,000) |
| Jumeirah Village Circle | AED 734,000 (≈ $200,000) | AED 1,137,000 (≈ $310,000) | AED 1,706,000 (≈ $465,000) |
| Arjan | AED 768,000 (≈ $209,000) | AED 1,240,000 (≈ $338,000) | AED 1,488,000 (≈ $405,000) |
| Business Bay | AED 1,188,000 (≈ $324,000) | AED 2,000,000 (≈ $545,000) | AED 3,535,000 (≈ $963,000) |
| Downtown Dubai | n/a (launches rarely include studios) | AED 2,450,000 (≈ $668,000) | AED 4,650,000 (≈ $1,267,000) |
| Dubai Marina | n/a (launches rarely include studios) | AED 2,987,000 (≈ $814,000) | AED 4,988,000 (≈ $1,359,000) |
The entry ticket is the new studio: starting at AED 655,000 in Dubai South ($178,000), with Jumeirah Village Circle and Arjan just above. Stepping up to a one-bedroom costs from 55% more in Jumeirah Village Circle to 83% more in Dubai South; a two-bedroom runs two to three times the studio. And one figure speaks for itself: **in Downtown Dubai and Dubai Marina launches the studio barely exists** (10 and 3 deeds in 90 days respectively): in prime districts, new stock is designed around larger units.
Price per square foot: what it actually measures
| District | Studio (AED/sqft) | 1-bed (AED/sqft) | 2-bed (AED/sqft) | Best-selling unit at launch (90d) |
|---|---|---|---|---|
| Dubai South | 1,785 | 1,594 | 1,554 | Studio (2,780 deeds) |
| Jumeirah Village Circle | 1,794 | 1,489 | 1,398 | 1-bed (572 deeds) |
| Arjan | 1,831 | 1,657 | 1,382 | Studio (202 deeds) |
| Business Bay | 2,481 | 2,310 | 2,615 | 1-bed (213 deeds) |
| Downtown Dubai | n/a | 3,043 | 3,383 | 2-bed (38 deeds) |
| Dubai Marina | n/a | 3,559 | 3,936 | 2-bed (52 deeds) |
In entry areas the studio costs less per unit but more per square foot: its premium over the two-bedroom runs from 15% in Dubai South to 32% in Arjan. That is the price of divisibility, not a flaw in the product: more buyers can afford a small unit, and launch demand concentrates there. And it is certainly not a verdict on the investment, because a studio's income is not calculated on square metres: it is calculated on the rent that unit commands in that area. Where demand comes from short stays and from people working there for a few months, a well-placed studio earns far more than its price per square foot would suggest, and it appreciates with the area. Move upmarket and the picture shifts again: in Business Bay a new two-bedroom already costs more per square foot than a studio, and in Downtown Dubai and Dubai Marina launches the two-bedroom runs 11% above the one-bedroom per foot (3,383 vs 3,043 AED/sqft in Downtown). There, space is the product, and buyers pay for it willingly.
So when is price per square foot the right tool? When you compare comparable homes: same area, same unit type. Two two-bedroom apartments in the same district, one pricier per square foot than the other: there the question is legitimate and so is the answer, because if the premium buys real space, a layout that works or a high floor with a view, a family will find that space worth the money. Used this way it is a precise negotiating tool. Used to decide between a studio and a two-bedroom, it compares two different businesses and gives the wrong answer.
The trade rules, tested against the volumes
- Studio: minimum entry capital and the highest percentage yield for a given area, since rent does not fall in proportion to price. It is the right product where demand is made of short stays and single professionals: there, turnover is not a flaw, it is the model. At launch it is also the best seller in entry areas: 2,780 deeds in 90 days in Dubai South, 202 in Arjan.
- 1-bed: the balance of capital and stability, and the best seller in mid-market launches: Jumeirah Village Circle (572 off-plan deeds in 90 days) and Business Bay (213). It works both on annual leases and short lets, and it has the widest resale audience once towers are delivered.
- 2-bed: the family product, with longer tenancies and lower turnover. It is the best-selling unit in prime launches in Downtown Dubai and Dubai Marina, with medians above AED 2 million ($545,000), the threshold that brings the Golden Visa as a consequence of the purchase. Here the extra space is not a cost: it is exactly what the tenant is looking for.
Read these volumes for what they are: launch sales, measuring investor appetite for new projects, not ease of resale. The real liquidity of a studio bought today in Dubai South will be tested on the secondary market, at handover, when plenty of similar stock arrives at once. In prime districts the opposite caveat applies: Downtown and Marina launch little and expensive, so absolute numbers are small and a single project can move the median.
Right district, right size: the method
The operating rule is to look at who lives in the area before choosing the unit type. Where rental demand comes from single professionals, young couples and short stays, studios and one-bedrooms are the natural product: they let quickly, command high rents on the little space they offer and, in areas that draw tourism, short lets add a layer of income that price per square foot does not capture. Where there are schools, parks and supermarkets, that is in residential communities, the tenant is a family looking for space and stability, and there the two-bedroom outperforms any per-foot calculation.
The mistake to avoid is the right size in the wrong district: a studio in a family-oriented community will rent, but with longer void periods and less stable tenants; a two-bedroom in a tower of single professionals struggles to earn its family premium. That is not a flaw of the districts, it is a matching problem. District gross yields range from 4.7% in Dubai Marina to 6.4% in Jumeirah Village Circle, yet within the same district the percentage yield shifts from one size to the next: the real arithmetic has to be run on the specific case, with actual EJARI rents.
Frequently asked
How much does a studio cost in Dubai?
In off-plan sales registered with the DLD over the last 90 days, the median new studio runs from AED 655,000 in Dubai South ($178,000) to AED 768,000 in Arjan ($209,000), with Business Bay at AED 1,188,000. In Downtown Dubai and Dubai Marina launches, studios barely exist.
What is the difference between a studio, a 1 B/R and a 2 B/R?
A studio is a single open space with a kitchenette. A 1 B/R has a separate bedroom plus a living room. A 2 B/R adds a second bedroom and often a utility room.
Which unit size delivers the highest rental yield?
Within the same district, studios tend to show the highest percentage yield and two-bedrooms the lowest, because rents do not fall in proportion to price. The gap varies by district and by building, so the calculation should use actual EJARI rents for the specific case.
Which unit size is easiest to resell?
At launch, the best seller is the studio in entry areas (Dubai South, Arjan) and the one-bedroom in Jumeirah Village Circle and Business Bay; in prime launches in Downtown and Marina the two-bedroom dominates. True resale liquidity, though, is measured on the secondary market at handover: there the one-bedroom has historically been the most liquid unit in mature areas.
Does a 2 B/R qualify for the Golden Visa?
Once the property value reaches AED 2 million ($545,000), the purchase brings access to the Golden Visa. New two-bedrooms in Business Bay, Downtown Dubai and Dubai Marina clear the threshold at median price; in more accessible areas it takes larger units or above-median prices.
Is a studio in a family district a mistake?
It works against the district's natural demand: longer void periods and less stable tenants. Better to match the size to the typical tenant: studios and one-bedrooms in office districts, two-bedrooms where there are schools and families.
Is price per square foot the right way to choose a unit type?
No. It is for comparing similar homes in the same area, for instance two two-bedroom apartments in the same district, to see whether the higher price buys real space, a better layout or a higher floor. Across different unit types it says little: a studio costs more per foot because of divisibility, but its income is measured on rent, not on square metres.
