Gross rental yield: ten cities compared
Gross residential rental yield across ten major real estate investment cities. In the world's investment capitals it stays around or below 4%; in Dubai it ranges from 6% on average deals up to 11% in the highest-yield areas and with short-term lets. Source: Global Property Guide, 2025.
And then there's the second lever: capital appreciation.
Rental income is only half the gain. The other half is capital appreciation. In a fast-growing market like Dubai, many properties bought off-plan have been handed over at a value far above their purchase price — in some areas and some projects, doubled. It isn't a guarantee: it's a concrete possibility that the European market, today, simply doesn't offer.

I come from IT consulting for large multinationals — that's where I learned to think in data. In 2019 I made my first real estate investment in Dubai and began travelling to the UAE; in 2021 I moved there and started guiding other investors, as a Senior Real Estate Advisor at Gabetti Middle East. I work with the same method I use for my own capital: numbers first.
