In short
Based on off-plan sales registered with the DLD over the last 90 days: around $180,000 buys a new studio in Dubailand, Al Furjan or Dubai South (medians from AED 593,000, about $162,000; higher-spec launches start around 650,000); about $350,000 buys a one-bedroom in Jumeirah Village Circle, Dubai South or Arjan; near $600,000, a two-bedroom in Dubai South or Al Jaddaf, above the Golden Visa threshold.
Asking what an apartment in Dubai costs is the wrong question, or at least an incomplete one: the answer swings widely by area and unit size. The useful question is what a specific budget actually buys. This guide answers it with the Dubai Land Department registry: medians computed on transactions registered over the last 90 days, extracted on 3 October 2026. Deeds, not listings.
The method is straightforward, and it looks where today's buyers actually enter: for each area we take the median of off-plan sales registered over the last 90 days, the real prices of projects currently selling from developers, excluding land. Not the resale market: today's entry price. Alongside it, the area's gross yield, the ratio of EJARI-registered rents to sale prices. One technical note: off-plan sales are registered with the DLD typically once 20-24% is paid, so they reflect launches from 1-3 months ago. Reference rate: $1 is about AED 3.67. One important caveat: the area yield is today's snapshot. In communities still under construction, it is computed on rents that do not yet price in the infrastructure on its way.
Around AED 650,000 ($177,000): studios in the growth corridors
Around AED 650,000 opens the door to new launches in the city's expanding residential communities. The 90-day off-plan median for a new studio is AED 593,000 ($162,000) in Dubailand, AED 600,000 ($163,000) in Al Furjan and AED 655,000 ($178,000) in Dubai South, the single most sold unit type in the city; in Jumeirah Village Circle a new studio sits just above at AED 734,000 ($200,000). Within these medians sits a distinction that matters in the field: the lowest prices come from volume developers, while higher-spec launches realistically start at AED 650,000-730,000 ($177,000-199,000). And one methodological note: in Dubai Investments Park we excluded Reportage projects (Verdana), which sell on terms of their own: title and specifications that differ from the launch standard, essential finishes, parking and other extras charged separately, and deeds reflecting steep fast-payment discounts. Real registry numbers, but not comparable. The bracket's typical profile: first-time buyers targeting rental income with contained capital.
- Dubailand: new studio, median AED 593,000 ($162,000)
- Al Furjan / Jebel Ali: studio, median AED 600,000 ($163,000)
- Dubai South: studio, median AED 655,000 ($178,000)
- Jumeirah Village Circle: studio, median AED 734,000 ($200,000), just above the bracket
Around AED 1.3 million ($354,000): more centrality or more floor space
At around AED 1.3 million the choice splits two ways. The first is the growth communities, where the new one-bedroom is the flagship product: off-plan median AED 1,137,000 ($310,000) in Jumeirah Village Circle, AED 1,103,000 ($300,000) in Dubailand, AED 1,200,000 ($327,000) in Dubai South and AED 1,240,000 ($338,000) in Arjan; in Dubai Investments Park a new one-bedroom (DAMAC Riverside projects) has a median of AED 1,207,000 ($329,000), in the registry's highest-yielding area: 7.1%. The second is centrality: in Business Bay, minutes from Downtown Dubai, the bracket buys a new studio (median AED 1,188,000, $324,000), while a one-bedroom in Al Jaddaf sits just above at AED 1,422,000 ($387,000). The typical profile: buyers balancing area strength and yield, with an eye on resale.
Around AED 2.15 million ($586,000): prime districts and, as a consequence, the Golden Visa
At around AED 2.15 million you buy real space at launch, or enter the more central districts. The off-plan median for a two-bedroom is AED 1,885,000 ($514,000) in Dubai South, AED 2,067,000 ($563,000) in Al Jaddaf and AED 2,207,000 ($601,000) in Al Furjan / Jebel Ali; a new one-bedroom runs AED 1,931,000 ($526,000) in Jumeirah Lakes Towers, AED 2,000,000 ($545,000) in Business Bay and AED 2,110,000 ($575,000) in Dubai Creek Harbour. Two high-bracket caveats: in Downtown Dubai new one-bedrooms start higher (median AED 2,450,000, $668,000) and in Dubai Marina recent launches are almost all premium (one-bedroom median AED 2,987,000, $814,000). New villas, finally, are the step above: in Dubai South a three-bedroom at launch has a median of AED 3,000,000 ($817,000). The typical profile: buyers building wealth in larger units in consolidated-demand areas.
At this level a consequence kicks in that many buyers discover only afterwards: above AED 2,000,000 ($545,000) of property value, the owner becomes eligible for the Golden Visa, the 10-year residence permit tied to the investment. It needs no planning as a requirement: at this budget it tends to arrive on its own, with the right purchase.

Today's yield is not tomorrow's
Entry areas sit at the bottom of the yield ranking precisely because their rents chase the infrastructure, they do not lead it. Dubai South yields 4.9% with the airport still under construction: once Al Maktoum ramps up (the approved plan is worth AED 128 billion, with operations progressively moving from DXB), tens of thousands of workers will look for homes next to their jobs, and that is the mechanism that historically pushes rents. Al Jaddaf yields 4.1% today and gets a Blue Line metro stop in 2029; Dubailand matures as its communities fill with services and schools. Al Furjan and Dubai Investments Park already have the metro (Route 2020), and Etihad Rail has just opened in the southern corridor. No promises: it is why buying in these areas means buying tomorrow's rent at today's price, and it belongs in the same sentence as the current yield.
One honest caveat: an off-plan median photographs the projects currently selling in that area, not the price of any specific project: a single launch can sit above or below depending on developer, position and payment plan. On top of the price, budget roughly 6.5% in purchase costs (the DLD registration alone is 4%): the line-by-line detail depends on your case and I prepare it on request.
Frequently asked
How much does an apartment in Dubai cost in 2026?
It depends on area and unit type. In off-plan sales registered with the DLD over the last 90 days, new studios in accessible areas show medians of AED 593,000-655,000 ($162,000-178,000), with higher-spec launches from about AED 650,000 up; one-bedrooms sit between AED 1.1 and 1.25 million in the growth communities.
Can you buy property in Dubai with about $180,000?
Yes: medians start at AED 593,000 in Dubailand ($162,000), with Al Furjan at 600,000 and Dubai South at 655,000; for higher-spec launches the realistic starting point is AED 650,000-730,000. The areas cited are freehold; in Dubai Investments Park we excluded projects with non-standard sale terms.
Which districts yield the most at equal budget?
In the current registry, Dubai Investments Park (7.1%) and Jumeirah Village Circle (6.4%). But today's gross yield is a snapshot: in areas under construction such as Dubai South (4.9%), rents do not yet price in the infrastructure on its way, starting with Al Maktoum airport.
Does a $600,000 purchase qualify for the Golden Visa?
The threshold is a property value of AED 2,000,000 (about $545,000): a purchase in this bracket typically clears it and makes the owner eligible for the 10-year residence permit tied to real estate investment.
Can foreigners own property outright?
Yes: in designated freehold zones a foreign buyer obtains full ownership, with the title deed registered at the Dubai Land Department. Every district cited in this guide is freehold.
Off-plan or ready property at these budgets?
This guide uses off-plan prices on purpose: they are today's entry price when buying from a developer, with staged payments into a supervised escrow account. A ready unit delivers income immediately but competes with these launch prices: the choice depends on horizon and goal.
