How Much a Villa in Dubai Costs in 2026: Real Prices by Community
In short
Over the last 12 months of Dubai Land Department records, median villa prices range from AED 2.8 million (about $765,000) in The Valley, to AED 3.5-4.9 million ($970,000-$1.32 million) in established family communities such as The Springs and Dubai Hills Estate, up to AED 31 million ($8.4 million) on Palm Jumeirah.
How much does a villa in Dubai actually cost? The honest answer is not in developer brochures but in the Dubai Land Department registry, where every sale is recorded with its price and area. I pulled all villa transactions from the last 12 months, community by community, and used medians rather than averages: in a market where a single sale above AED 100 million (about $27 million) can drag any average, the median is the only honest number.
The real range is wide. Entry townhouse communities post medians between AED 2.8 and 3.6 million ($765,000 to $970,000), the family bracket runs from AED 3.6 to 4.9 million ($990,000 to $1.32 million), and prime is another world: a median of AED 31 million (about $8.4 million) on Palm Jumeirah and AED 42 million ($11.4 million) in Emirates Hills. Same city, same asset class, a tenfold spread: the question is not what a villa costs in Dubai, but what it costs in which community.
Registry prices, community by community
The table covers every transaction classified as a villa over the last 12 months, grouped by community: median price, median price per square foot on the registered area, and deal count (the more deals, the sturdier the number). One reading note: the registered area is typically the plot for completed villas and the built-up area for many off-plan sales, so price per square foot works as a compass across communities, not as a price list. Emirates Hills, for instance, shows a lower per-foot figure than Palm Jumeirah precisely because its plots are vast. The solid figure to reason on is the median ticket.
| Community | Median price | Median AED/sqft (≈ $/sqft) | Deals, 12 months | Typical product |
|---|---|---|---|---|

| Damac Hills | AED 3.68m (≈ $1.0m) | 1,060 (≈ $290) | 362 | golf-course villas and townhouses |
| Tilal Al Ghaf | AED 3.7m (≈ $1.01m) | 1,840 (≈ $500) | 603 | lagoon community, recent handovers |

| Jumeirah Golf Estates | AED 9.16m (≈ $2.5m) | 2,070 (≈ $565) | 322 | large-format villas on championship golf courses |
| Palm Jumeirah | AED 31m (≈ $8.4m) | 4,030 (≈ $1,100) | 226 | beachfront garden and signature villas |

What moves the price within the same community
The method I use with clients runs on three levels: first the city and the masterplan, then the area, and only at the end the individual villa. The community sets the price bracket; within it, two villas of equal size can sit far apart. The factors the registry shows moving prices most:
- The plot: size and internal position (corner, closed street, distance from through roads) often matter more than built-up area.
- The view: golf, water or skyline versus the neighbour's wall; in Damac Hills and Jumeirah Golf Estates, golf frontage is a price category of its own.
- Vintage and condition: a fifteen-year-old original villa and a freshly renovated one are two different markets, visible in how wide the registry's price ranges run.
- Schools and amenities: proximity to schools, clubhouses and internal retail supports values in family communities such as Arabian Ranches and Dubai Hills Estate.
- Developer and masterplan: the name behind the project and the quality of common areas weigh on resale pricing, not just on the purchase.
Off-plan villa or completed villa?
The registry separates off-plan sales (buying directly from the developer during construction) from completed stock, and the comparison is counterintuitive. In Dubai South the completed median is AED 2.72 million (about $740,000) against AED 4.56 million ($1.24 million) off-plan: buying early is not automatically cheaper, because new launches are larger, newer product. In The Valley the completed median sits at AED 2.6 million ($710,000) versus AED 3.2 million ($870,000) off-plan, a sign that new phases launch above the price points of earlier ones.
Off-plan means staged payments, typically 20 percent down and the balance on construction milestones, with funds held in escrow accounts mandated by Dubai law, lower pricing at launch and a two-to-four-year wait. The busiest single villa project of the past 12 months is Damac Islands, with a median of AED 2.9 million (about $790,000) across more than 3,500 registered deals. Newer masterplans such as Palm Jebel Ali and The Oasis show no deeds classified as villas in the registry over the last 12 months: buyers there are purchasing on developer price lists, and the secondary market will set the first real prices only towards handover.
The Golden Visa: a consequence, not a requirement
Almost every median in the table clears the AED 2 million (about $545,000) threshold that qualifies a buyer for the Golden Visa, the ten-year residency permit tied to property investment. It should not drive the purchase: buy the right villa, and the visa follows as a side effect. On this site you will also find the appreciation analysis for Dubai villas, community by community, to read not just what they cost but how they have moved over time. Requirements, timing and the application path are in the Golden Visa guide.
Frequently asked
What is the minimum price for a villa in Dubai?
The market starts with townhouses: a median of AED 2.8 million (about $765,000) in The Valley and AED 3 million ($820,000) in Arabian Ranches 3 over the last 12 months. Below AED 2.5 million ($680,000) supply is scarce and almost entirely off-plan.
Is it better to buy off-plan or a completed villa?
It depends on the goal: off-plan means staged payments and launch pricing but a 2-4 year wait; a completed villa produces income immediately. The registry shows off-plan is not always cheaper: in Dubai South the off-plan median exceeds the completed one because the new product is larger.
Does a villa in Dubai qualify for the Golden Visa?
Yes, when the value exceeds AED 2 million (about $545,000), a threshold almost every main community median clears. The ten-year visa is a consequence of the purchase, not a requirement to chase.
How much does a Dubai villa cost per square foot?
On registered area, medians range from about AED 1,030 per sqft (≈ $280) in Arabian Ranches 2 to AED 4,030 per sqft (≈ $1,100) on Palm Jumeirah. Read per-foot figures with care: for completed villas the registered area is usually the plot.
What costs come on top of the purchase price?
Roughly 6-7% of the price, with the 4% Dubai Land Department fee as the main item. After the purchase there are no recurring ownership charges, only the community service fees.
How many villas actually sell in Dubai?
In the 13 communities in the table alone, the registry counts more than 8,200 deals over the last 12 months, with Dubai South above 1,800 and The Valley above 1,200. The villa segment is a liquid market, not a niche.
