Emaar Properties — the developer behind Burj Khalifa, Dubai Marina and Downtown Dubai — announced on 11 June 2026 that it is ready to unveil the most ambitious masterplan in its history: an AED 200 billion project (around €46 billion, USD 54.5 billion) in the heart of Dubai. The official name has not yet been made public.

The masterplan is conceived as a self-sustaining "city within a city", organised into five districts with distinct identities: a Business Hub for work, an Urban District for city life, through to family communities and luxury villa areas. It includes residential towers, signature villas and mansions, Grade-A offices, retail, hospitality and civic and cultural amenities, with smart mobility infrastructure and potential metro connectivity.
Why an Emaar announcement matters more than others
Emaar is no ordinary name: it is the government-linked developer with Dubai's strongest track record. And on our DLD data, that shows. Take its off-plan projects now completed: at Burj Royale (Downtown, launched 2019), early buyers at the launch price now rent at an 11.2% yield on their entry price, and the value per sqm has risen 81%. At Grande (Downtown, 2018) appreciation is 58%. This is not a promise about the new project: it is the picture of what early entry into Emaar masterplans has historically delivered.
