Blue Line & Gold Line: Dubai Expands Metro with 32 New Stations and AED 52 Billion

In short

Dubai is expanding its metro with the Blue Line (14 stations, AED 18bn, 2029) and Gold Line (18 stations, AED 34bn, 2032): 32 new stations, 72 km and AED 52bn in public investment. Served areas, Dubai Creek Harbour, Silicon Oasis, Business Bay, Jumeirah Golf Estates, are already showing early appreciation signals, with projected uplifts of up to +20% within 800m of new stations.

The Plan: Two Lines, 32 Stations, AED 52 Billion

Dubai's metro network is growing by nearly as much in the next six years as it did in its entire history. Two lines approved in rapid succession, Blue Line in November 2023 and Gold Line on 22 April 2026, will expand the network from 75 km and 56 stations to 147 km and 88 stations by 2032. Total public investment: AED 52 billion (approximately $14 billion).

Blue Line (2029): The Eastern Districts Dubai Metro Doesn't Yet Serve

The Blue Line is designed to close the infrastructure gap between Dubai's established urban core and its fast-growing eastern districts. The route begins at Al Jaddaf, interchange with the existing Green Line, and branches into a Y-junction at International City, with one arm reaching Dubai Silicon Oasis and Academic City, the other extending to Mirdif and Al Warqa. Total length: 30 km, of which 15.5 km are underground with 5 subsurface stations and 9 elevated. The Dubai Creek Harbour station is designed at 74 metres height, set to become the world's tallest metro station.

  • Al Jaddaf (Green Line interchange)
  • Dubai Festival City
  • Dubai Creek Harbour (Emaar station, 74m, future world's tallest metro station)
  • Ras Al Khor Industrial Area
  • International City 1 (underground Y-junction hub)
  • International City 2 and International City 3
  • Dubai Silicon Oasis
  • Academic City (university district, thousands of students)
  • Mirdif
  • Al Warqa (60,000 residents, near Dubai Safari Park)
  • Al Rashidiya (Red Line interchange)

Gold Line (2032): Dubai's First Fully Underground Metro

On 22 April 2026, Sheikh Mohammed bin Rashid Al Maktoum approved the Gold Line with an AED 34 billion budget, the largest single metro infrastructure approved in the UAE. It is Dubai's first fully underground line: 42 km without a single metre above ground, from Al Ghubaiba (historic Bur Dubai) to Jumeirah Golf Estates. The route passes through 15 strategic areas and connects 55 major real-estate developments currently under construction along the corridor.

  • Al Ghubaiba / Bur Dubai (Green Line interchange)
  • Al Satwa
  • Business Bay (Red Line interchange, dual metro corridor)
  • Meydan
  • Al Barsha South
  • Jumeirah Village Triangle (JVT)
  • Dubai Production City
  • Jumeirah Golf Estates (future multimodal hub with Etihad Rail)

Property Market Impact

Historical data from Dubai's existing metro and market analysis project up to +20% appreciation within 800 metres of a new station, with peak gains typically occurring in the 3-5 years before a line opens. RTA has projected a 430% economic return on the Gold Line's public investment over the 20 years following opening, a figure that encompasses fuel savings, road accident reduction and emissions cuts, while also reflecting the property capitalisation effect in served areas.

Where to Focus Today

Dubai Silicon Oasis and Academic City show the widest gap between current prices and post-metro potential: high-demand zones for tech workers and university students, currently discounted relative to metro-served districts. On the Gold Line corridor, Jumeirah Village Triangle still offers pricing that hasn't fully absorbed the 22 April 2026 announcement, the market has reacted but full repricing is gradual. Jumeirah Golf Estates makes the most significant category shift: from peripheral luxury enclave to multimodal hub with metro, Etihad Rail and direct 311 motorway access, a structural upgrade, not a cyclical bounce.

Frequently asked

When will Dubai's Blue Line open?

The Blue Line is scheduled to open in 2029 with 14 stations across 30 km, backed by AED 18 billion approved in November 2023. The starting station is Al Jaddaf, interchanging with the existing Green Line.

Is Dubai's Gold Line already under construction?

The Gold Line was approved on 22 April 2026 by Sheikh Mohammed bin Rashid Al Maktoum with an AED 34 billion budget. Opening is scheduled for 9 September 2032. Detailed engineering is underway; construction is expected to begin in the coming months.

Is buying near a new Dubai metro station a sound investment?

Historical data from Dubai's metro shows 15-20% appreciation within 800m of new stations. The peak typically occurs in the 3-5 years before opening, not after. The optimal entry window is before the infrastructure is fully priced in by the market.

When is the best time to buy relative to the metro opening?

Historically the appreciation peak is in the 3-5 years before opening, not after: entering at the announcement or construction phase captures the larger share of the uplift. On the Gold Line, approved in April 2026 and opening in 2032, the positioning window has just begun.
