Hayat by Dubai South

Hayat is the residential community by Dubai South Properties, the real estate arm of Dubai South's government-backed master developer: a gated, nature-first neighbourhood within the Golf District, the area growing next to Al Maktoum International Airport, set to become the world's largest aviation hub, and minutes from Expo City.

The community is designed around nature: lakes and a lagoon, parks with walking trails, a clubhouse, pools, play areas and a retail boulevard, with around 2,500 homes at full build-out.

The Hayat 7 phase launched on 16 September 2026 and the market response was immediate: remaining availability is very limited. The offering: 4-bedroom townhouses (from AED 4.8 million, from around 3,800 sqft), 5-bedroom townhouses (from AED 5.8 million, around 4,950 sqft) and 5-bedroom semi-detached villas (from AED 6.25 million), all with private gardens.

The payment plan is among the most comfortable on the market: 5% down, 35% during construction, 30% on handover expected in Q2 2029 and the remaining 30% in instalments over the two years after handover, when the home can already be lived in or rented out. Launch terms add a 2% DLD fee waiver, two years of service charges included and two years of home insurance.

Direct access to Emirates Road (E611) and Sheikh Mohammed Bin Zayed Road (E311) puts Dubai Marina about thirty minutes away and Downtown about forty. The last units are allocated on request.
