FALA sits on a plot directly on the Al Jaddaf canal front, in the stretch of Culture Village that faces Dubai Creek. It is a position Dubai rarely offers at this ticket: water in front, and a city that stays ten minutes away behind it. Al Jaddaf metro station is a five-minute walk, Downtown and the international airport are ten minutes by car, Dubai Creek Harbour twelve.

The building is designed by Next Engineering Consultants across three basements, a ground floor, nine residential floors and a rooftop amenity level. The architecture takes its cue from the water beside it: curved lines, rounded terraces and generous glazing that pull light and views into the apartments. Construction is already under way and handover is expected in the fourth quarter of 2028.

The scheme is deliberately small: 116 units in total, 109 residential plus seven retail spaces at ground level. The mix leans compact, with 45 studios between 418 and 431 sqft and 37 one-bedroom apartments between 606 and 848 sqft; above those sit 18 two-bedroom-plus units between 1,144 and 1,605 sqft and nine three-bedroom-plus units between 1,712 and 2,050 sqft. A building this size means less internal competition when it comes time to let or resell.

Pricing sits around AED 2,000 to 2,200 per sqft, on a 40/60 payment plan: 40% through construction, 60% on handover. Over a two-year horizon that structure keeps the early outlay low and leaves the bulk due once the building is finished. Units are handed over unfurnished and the anticipated service charge is AED 17 per sqft.

The rooftop carries a pool and sun deck, a fully equipped gym, a yoga area and sauna, an outdoor cinema, a clubhouse and a co-working space, plus a barbecue zone, landscaped terraces and lounge areas. At street level the project has direct access to the canal promenade, which is the whole reason to buy here rather than one block back.
