Fujairah, the port bypassing Hormuz, opens new routes for Gulf investors

In short

Fujairah is experiencing an economic boom estimated at $9 billion by Arabian Business: DP World has signed a 50-year concession for two new terminals, the emirate's GDP has climbed to AED 32.65 billion and its population to 328,495 residents. Etihad Rail's new passenger service already links Fujairah to Abu Dhabi and will reach Dubai by late September 2026.

When the Strait of Hormuz stopped being a reliable route for commercial shipping, one small UAE emirate found itself, almost by geographic accident, on the right side of the map. Fujairah is the only emirate with direct access to the Gulf of Oman, outside the chokepoint that worries shipowners and energy producers across the Gulf. For years that was a footnote. It is now turning into a measurable advantage, visible in investment, economic data and new infrastructure.

A port built to bypass Hormuz

In late July, DP World signed a 50-year concession with the Fujairah Ports Authority to build two new terminals on the UAE's east coast: Al Rugaylat, for containers and multi-purpose cargo, with capacity for up to 2.5 million TEU a year, 1.7 million tonnes of general cargo and 190,000 vehicles, and Dibba, for general cargo, up to 3.6 million tonnes a year. Construction is expected to take 24 to 30 months and will lift DP World's total UAE terminal capacity from 19.4 to almost 22 million TEU a year. The new hub will connect to Jebel Ali through the group's inland logistics network, linking the west and east coasts without routing through the strait.

Fujairah's economy is accelerating

The emirate's numbers show this is more than an isolated port project. Fujairah's GDP climbed to AED 32.65 billion in 2025, driven by industry, tourism, construction, healthcare and education. The industrial sector now accounts for more than 22% of local GDP: active factories rose from 263 to 277 in a year, backed by AED 13.61 billion in capital investment. Population reached 328,495 residents by mid-2025, over 13,000 more than a year earlier, a direct signal of expanding housing demand.

The train bringing Fujairah closer to Dubai and Abu Dhabi

Since June 30, 2026, Etihad Rail's introductory passenger phase has connected Fujairah and Abu Dhabi in about 1 hour 45 minutes, with fares starting at AED 55 for Comfort Class and AED 120 for Premium, running a fleet of 13 trains carrying up to 400 passengers each. The network is opening in phases: Dubai station launches September 30, 2026, Al Dhafra follows on December 30, and Sharjah, the final piece, arrives by March 2027. Once complete, Fujairah stops being an outlying emirate and becomes a node reachable by rail from the country's main urban centres.

Frequently asked

What is the concession DP World signed for Fujairah?

A 50-year agreement with the Fujairah Ports Authority to build two new terminals: Al Rugaylat (container and multi-purpose cargo, up to 2.5 million TEU and 190,000 vehicles a year) and Dibba (general cargo, up to 3.6 million tonnes a year). Construction is expected to take 24 to 30 months.

Why is Fujairah's location outside the Strait of Hormuz an advantage?

Fujairah is the only UAE emirate with direct access to the Gulf of Oman, bypassing the Strait of Hormuz entirely. That makes it a strategic transit and storage point for energy and cargo whenever routes inside the Gulf become less predictable.

Can foreigners buy property in Fujairah?

Yes, in designated freehold zones open to international buyers, though the market remains smaller and less mature than Dubai or Abu Dhabi.

How is connectivity between Fujairah, Abu Dhabi and Dubai changing?

Since June 30, 2026, Etihad Rail's passenger service links Fujairah and Abu Dhabi in about 1 hour 45 minutes. The Dubai station opens September 30, 2026, and Sharjah by March 2027, completing the network across the main emirates.
