The Wadi

The Wadi is the new waterfront community by Cosmo Developments, the premium brand of Reportage Group (AED 9.6 billion in 2025 sales) born as a joint venture with Flag Holding on Yas Island, Abu Dhabi: a plot of over 140,000 square metres stretched along the Yas Canal, with the open sea three kilometres away. The project takes its name and language from the wadis, the water canyons of the peninsula: low-rise, terraced buildings with organic lines, hanging gardens, a swimmable lagoon at the heart of the community and an inner marina on the canal with waterfront dining. Amenities cover the full day, from spa and gym to the tennis club, with rooftop pools, kids' areas and private cluster gardens. Location is the second strong argument: five minutes from Yas Marina Circuit and Zayed International Airport, seven from Etihad Arena, nine from Ferrari World and Al Raha Beach, in the district hosting the Formula 1 finale and the capital's busiest events calendar. The first release covers buildings E1 and E2 (530 units out of roughly 3,950 across the community), with handover expected in Q4 2030. Prices start at AED 783,000 for studios (350-500 sqft), AED 1.995 million for one-bedroom units, up to three-bedroom duplexes. Payment plans are the launch's strongest card: a 1% monthly formula with down payment from 5%, discounts growing with the down payment (up to 15% at 30% down), 30/70 handover structures and full-payment-within-three-months discounts that grow with the unit size: 25% on studios, 30% on one-bedrooms, 40% from two-bedrooms up.
