The Archive by Imtiaz

The Archive by Imtiaz is a residential project in the DubaiLand Residence Complex (DLRC), in Dubailand, with handover expected in the third quarter of 2028. The building is organised around a single idea: life arranged around reading. On the ground floor a two-storey library, wrapped by a spiral staircase, holds ten thousand books; alongside it are a reading lounge, a writer's room and communal spaces built for slow time (a rooftop reading salon, floating cabanas, an outdoor cinema, mini golf, rooftop pools, a kids' play area and a dedicated pets' area).

Location is one of its strengths: Sheikh Mohammed Bin Zayed Road and Al Ain Road are right at hand, with Dubai Academic City, Dubai Silicon Mall and Dubai Outlet Mall about 5 minutes away, Global Village and IMG Worlds at 10, and Downtown Dubai and the international airport around 20 minutes. Dubailand is an area where end-user demand and rental yields have both strengthened as community infrastructure has matured.

Unit types range from studios (from 360 sq ft, from AED 666,000) to three-bedroom apartments (from 1,314 sq ft, from AED 1.9 million), with flexible payment plans, including a 60/40 that spreads the final 40% over three years after handover. Apartments are handed over fully furnished, which shortens the gap between completion and first tenancy for buyers purchasing as an investment. The building comprises a basement, ground floor, three podium levels, thirteen residential floors and a rooftop.

Imtiaz Developments, founded in Dubai in 1993, reports a portfolio of AED 15 billion across 50+ projects and more than 2,000 delivered units, operating a vertically integrated model: design, construction, joinery, property management and after-sales all handled in-house.
