Dubai's property market is changing shape. In the second half of 2026, three technologies are converging on the same ground: blockchain tokenisation, agentic artificial intelligence and buildings that monitor air quality in real time. The clearest signal comes from the Dubai Land Department (DLD), which has released the first results of its real estate tokenisation project.
Tokenisation: DLD targets AED60 billion by 2033
DLD became the first real estate registration authority in the Middle East to apply tokenisation to title deeds, through a pilot launched in March 2025 with the Virtual Assets Regulatory Authority (VARA) and the Dubai Future Foundation, via Sandbox Dubai. The goal is to split high-value properties into tradable digital units, opening access to investors who do not want, or cannot afford, to buy a whole asset.
Pilot numbers from May 2025 to February 2026 show AED18.5 million invested by more than 50 nationalities. Secondary trading went live on 20 February 2026: 7.8 million property tokens became tradable between investors, a key step toward liquidity for an asset class that has historically been illiquid.
DLD has set its 2033 marker at AED60 billion in tokenised transactions, equal to 7% of Dubai's projected total real estate transactions. On the private side, developer Amaal has partnered with IOPn to build tokenisation solutions for residential projects, widening the pool of investors who can enter with smaller tickets.
AI: from chatbots to systems that do the work
The more interesting technology leap is AI applied to property management. The shift is from assistants and chatbots to agentic systems that independently execute complex workflows: in leasing, an 'AI employee' qualifies leads, answers enquiries, books viewings, follows up with prospects and generates contracts. The same approach is extending into compliance and yield modelling, cutting the dead time between interest and closing.
Smart buildings: air, sensors and transparency for investors
On the construction side, premium developers are embedding molecular air purification and real-time environmental sensors into units and common areas, a detail that increasingly matters to buyers at the upper end of the market, whether they plan to live in the unit or let it. In parallel, digital investor dashboards are spreading: platforms that show payment schedules, escrow updates, construction milestones and ownership documentation in real time, all in one place.
