Sales Driven by Off-Plan

In 2025 Ras Al Khaimah's residential sector recorded Dh12.3bn in sales across 6,600 transactions, with sale prices and rents rising considerably. Off-plan continues to dominate the market, accounting for 85% of transactions and Dh11.2bn in sales, confirming investor confidence in projects still under development. More than 40% of the new units arriving over the next four years will be delivered by three names: RAK Properties, Al Hamra Real Estate and Ellington Properties, alongside other developers including Aldar, BNW Developments and Source of Fate Properties.

A Population Growing Faster Than Supply

Behind the pipeline is a solid demographic and economic dynamic: Ras Al Khaimah's population, currently near 450,000, is projected to reach 650,000 by 2030, supported by multi-billion dirham foreign direct investment and a growing number of business licences. That pace of growth makes the current pipeline, however large, far from oversized: it means more product choice for investors entering now, with the ability to select the areas and typologies with the strongest demand before the market fully catches up.
