In short

On 30 June 2026 Etihad Rail launched passenger service between Abu Dhabi and Fujairah, the first step of a network linking 11 cities. From 30 September a station opens at Jumeirah Golf Estates in Dubai, along with the Abu Dhabi-Dubai connection. For real estate it is a catalyst that reprices the zones it serves.

On 30 June 2026 the UAE switched on a network years in the making: Etihad Rail began passenger service with its first route between Abu Dhabi, at Mohamed bin Zayed City station, and Fujairah, at Al Hilal City. One hour and forty-five minutes to cross the country from west to east, on trains running up to 200 km/h.

This is only the first step. The opening calendar is already set, and for anyone watching real estate the most interesting date is not today, but September.

When complete, the network will link 11 cities and towns across the UAE, from Abu Dhabi to Dubai, Sharjah, Fujairah, Ruwais and Al Mirfa. The passenger fleet counts 13 CAF trains, each seating up to 400. On the inaugural Abu Dhabi-Fujairah route, fares start at AED 55 in Comfort Class and AED 120 in Premium.

Why a railway moves property prices

A new rail stop is one of the few events that reprices an area predictably. It improves access, widens the pool of people who can live or rent there, and it does so on a public, fixed schedule. Value tends to be priced in during the run-up to the opening, not after: those who position early capture the larger share of the uplift.

What sets this apart from any generic infrastructure headline is the September station at Jumeirah Golf Estates. It is rare for a passenger stop to sit inside an established Dubai residential community: it brings an inter-emirate link right next to a defined housing product with a clear demand base.

The second front is the Abu Dhabi-Dubai link, also from September. It turns commuting between the two cities into a practical choice rather than a compromise, a demand driver that has historically rewarded areas well connected to transport nodes.
