District IO, valued at AED 11 billion, is designed as a hub for future technologies, with offices, R&D labs and retail space: phase one starts in 2026, phase two, from 2027, adds a conference centre and an innovation space.

The project most relevant to real estate is Block 14: a first phase worth AED 1.8 billion, designed as a mixed-use community aligned with the Dubai 2040 Urban Master Plan and Transit Oriented Development principles. It includes one commercial building, two residential buildings and a retail district, and connects to the future Blue Line metro station: phase one completion is targeted for 2029, timed with the line's opening.
